Description:

An infill project for retired couple with emphasis on energy conservation

and an innovative rain screen exterior for both the roof and the walls.

Rain screens have been constructed for both the roof and the exterior

walls. These are designed to prevent moisture build-up by providing an

exit path for any moisture that does penetrate the roof or the sheathing.

A rain screen for the roof assures structural integrity of the house will not

be compromised by a failure in the SIP units that constitute the roof.

The slab on grade concrete floor provides a thermal mass for the radiant

heat that is supplied to the floor from an on-demand gas heater. A solar

hot water panel preheats the water in the on-demand heater.

Design includes provision for wheelchair access to key facilities should

that be necessary. House is in preliminary stage of livability; owners plan

to complete interior (trim, cabinets as time, money, and familiarity with the

structure and their real needs dictate)

Landscaping will emphasize native plants. Rocks from the site will play a

major role in such landscaping. No irrigation of landscape is planned. A

small vegetable-herb garden is planned above the large drywell.

Directions:

From downtown Olympia, proceed across the Fourth Avenue Bridge, past

the two roundabouts and up Harrison. Turn right onto Rogers near the

top of the hill on Harrison. Proceed eight blocks to the corner of Rogers

and Giles. The house is two blocks south of the West Side Olympia Food

Cooperative.
